There’s one thing COVID didn’t slow down and that’s real estate. The market is hotter than ever right now, but for sellers! That’s not something we normally hear, right?

It’s honestly the hottest market we’ve seen in decades and may not see for many more decades, if at all. 

This is a unique proposition that sellers are in and if you’re thinking of moving, now is the time. Don’t hesitate though because it won’t last. Analysts believe within six months we’ll be right back to the buyer’s market.

Low Mortgage Rates are Helping Sellers


Buyers are in a unique position. They can get the lowest interest rates available in the last few decades and they want to buy a house now. Low rates mean more affordability as payments are lower and qualifying is easier.

This motivation has caused millions of homebuyers to act fast – making offers on homes quickly and offering more than they normally would offer. The national median house listing is up 8.5% from this time last year and is $349,000 if that tells you anything!

Mortgage requirements have eased up since the pandemic slowed down and more people are back to work. Millions of lucky people didn’t lose their jobs and were able to stash away plenty of money for down payments and to prove their qualifications – so more people are getting mortgages and ready to buy a home.


Buying Activity Increased as Inventory Stays Low


Housing inventory dropped 13.4 percent over the last year, meaning there are fewer homes for buyers to choose from, which creates crazy high bids and intense desire for each home. It’s not unheard of for sellers to get 5 or more offers within 24 hours of listing a home, many of which are $10K - $20K over the asking price.

As houses are taken out of the market inventory fast, it’s creating even higher buyer demand. Houses are in short supply and when that happens, demand and prices increase – making it an incredible time to be a seller. 

Real Estate Looks Different Today

You’d think with the state of the country and the worries of COVID-19 that real estate showings would slow, but we are in one of the most flexible and adaptable industries to date.

While sales did slow slightly in the heart of the pandemic strictly because of the stay-at-home orders and the inability to get the transaction done – the real estate industry has quickly adapted, making it possible to buy and sell homes with ease.

It’s not unusual to see a virtual open house. One real estate agent has access to the house and goes ‘live’ on Facebook or another platform, showing off key areas of the house. This is often enough for buyers to bid on the home within 24 hours!

You don’t even have to have anyone in your house until they are a serious buyer. This cuts the risk of transmission down and still sells your house at crazy high prices – now is the time to sell.

Some buyers include a condition on the contract to see the home before they close on the deal, but some just trust the agent and move on with the sale. The virtual possibilities have given the real estate industry incredible options, which is benefiting sellers today.

You’ll likely be relying on pictures to sell your home. Get rid of anything that looks like clutter. Let buyers imagine their belongings in your home. Take personal pictures off the wall, store excess personal belongings in storage, and make the home look open.

Stage your home

Make your home look as welcoming as possible while leaving plenty to the imagination. Just because you love a certain style of furniture, crazy color on the walls or knick-knacks around the house doesn’t mean others will too. Stage each room so buyers can see its true value rather than getting distracted by your ‘stuff.’
